waterfront with a large waterfront park-like yard for games and picnics and fishing from
the shore, off-street parking for several cars in a covered carport and on the concrete
driveway enclosed in the privately fenced yard, fantastic lake views, 70 foot long covered
deck and porch for watching the activity on the lake, spacious, recently remodeled home,
and some of the best waterfont on beautiful Lake LBJ.
This is the perfect lake house for getting together
with family at the lake.
Waterfront Covered Deck
The new covered waterfront deck has front row seating
to the activities on the lake.
Sit in the shade and enjoy the cool lake breezes at one
of the most tranquil locations in central Texas.
 
There is a BBQ on the covered waterfront deck and a
fish cleaning station a few feet away.
Jet ski ramps for two jet skis
Lake LBJ is said to be the largest constant level lake
in the country. The normally constant level water provides the best and safest
conditions for boating, water-skiing, jet-skiing, swimming and fishing. You will
absolutely love Lake LBJ!
Royal Oak Villa Lake House is conveniently located on
Lake LBJ in Granite Shoals in central Texas about 10 minutes west of Marble Falls, 60
minutes northwest of Austin, 90 minutes north of San Antonio, 3 1/2 hours south of
Dallas/Ft. Worth and 3 1/2 hours west of Houston.
The oak tree that inspired the name for Royal Oak Villa
Lake House is the magnificent, centuries-old oak tree near the waterfront in the back yard
of the lake house. Everyone seems amazed by this grand old oak tree.
What a great way to get acquainted with this grand, old
oak tree....sitting in the swing or lying in the hammock, enjoying the lake and marvelling
at this great tree.

This villa has been remodeled throughout with enjoyment
of the lake as its main goal. There is a living room on the first floor with a
foosball game and an entertainment room with a pool table on the second floor. There
are 4 bedrooms, two on each floor. There are also a kitchen and dining area on each
floor.
The upstairs has an impressive 70 ft. covered deck
facing the lake and two balconies on the other side of the home add another 70 feet of
decks.
A 70 ft. covered porch provides great views of the
lake.
The home has been very tastefully renovated and is very
open and spacious with plenty of room for family.

You have probably never seen a lake house with as much
porch and balcony space as the Royal Oak Villa Lake House has. There are about 140
feet of upper decks and 70 feet of covered porch below.
In the photo above you can see the huge parking area
for several cars, and covered parking for 2 cars within the privately fenced yard.

convenient outdoor shower before going back in the villa. |

Living Room Downstairs
The living room downstairs has a large stone fireplace,
chairs, a foosball game, and a queen-sized futon sofa bed that can sleep two guests.
 
Kitchen Downstairs
The kitchen has a Jennair Cooktop stove, dish washer,
refrigerator, microwave, walk-in pantry, and all of the modern appliances and cooking
equipment to make all of your meals and snacks while on vacation. All you need to
bring are your food and drinks.
Dining Room Downstairs
The extra large dining table in the dining room seats
10 people.
A washer and dryer are available for your convenience.
Bedroom Downstairs
The first bedroom downstairs has a queen-sized bed,
night stands, dresser and TV. This bedroom has a great view out to the water through
sliding glass doors that lead to the 70 ft. long covered porch facing the lake.
 
Second Bedroom Downstairs
The kids and young adults love the second bedroom
downstairs. It has sleeping for 8 people on a queen-sized bed and 3 bunk beds. This
room also has a door out to the covered porch that faces the lake, and offers a view of
the water from the room.
Their are 2 full bathrooms downstairs, one with a
double sink.

The upper deck is unbelievable! There is a
commanding view of the lake from this 70 feet long, covered deck which has plenty of
seating for everyone.
There is a picnic table, table with chairs, and BBQ for
your use on the deck. This spacious deck also has several other chairs, rockers and
ceiling fans for relaxing and watching the activity on the lake. You will really
enjoy this deck!

Pool Table Upstairs
Pool tables are always popular when the family gets
together. It is a great way to spend the evening.
Family Room Upstairs
The family room room has been made into a TV viewing area and
has. a large built-in projection screen if you have a projector that you can bring
with you. There is also a standard TV for use without the screen. The screen
has an electric motor to raise and lower the screen with the push of a button.
Sliding glass doors lead out to the 70 foot deck
overlooking the water and provide a great view of the water from the living room.
Dining Area Upstairs
The dining table seats 6 people. There is
additional seating for 2 people on bar stools at the kitchen counter next to the
table.
Kitchen Upstairs
The kitchen has a stove, microwave, dishwasher,
refrigerator and all of the appliances and dinnerware that you need to make your meals.
If you have two cooks in your group, each one can have their own kitchen.
There is also a washer and dryer for your use on the
second floor.
 
Bedroom Upstairs
The first bedroom upstairs is very
spacious. This bedroom can sleep up to 8 people with a king-sized bed and two bunk
beds with double beds below and single beds on top.
A door from this room goes to a private
covered deck in front of the house.
There is a very large walk-in closet
between the two bedrooms that provides lots of room for clothing and luggage.
Second Bedroom Upstairs
The second bedroom upstairs is also very
spacious. It can sleep 6 people using a queen-sized bed and two bunk beds. A
door from the second bedroom leads out to the covered deck overlooking the lake.
There are two full baths upstairs.
There are ceiling fans in most rooms thoroughout the
house and on the deck and porch.
