Covered boat dock - fishing and swimming dock
The extra-large covered boat dock has an electric boat lift, 3 jet ski
ramps, a jet ski lift, swim ladder, and plenty of seating for fishing, swimming and
waterfront parties.
You can see up and down the lake for miles from this great location.
Lake LBJ is one of the largest, normally constant level lakes in the U.S.
and has ideal conditions for boating, water-skiing, jet-skiing, and swimming.
Fishing at the dock is good, too!
Shallow wading/swimming area
There is a shallow wading/swimming area between the boat dock and the
house that children can enjoy at the Palm Villa Lake House.

Palm Villa Lake House is located on open water on Lake LBJ in Granite
Shoals, Texas only an hour northwest of Austin, 90 minutes north of San Antonio, 31/2
hours south of Dallas/Ft. Worth and 4 hours west of Houston.

Palm Villa Lake House has a large covered porch and covered balcony the
full width of the house facing the lake. You can see a lot of activitiy on the lake
from the porch, balcony, and from inside the home.
There is a spiral staircase from the porch to the balcony for the added
convenience of changing floors without going into the house.

The spacious covered porch has a glider, table with 4 chairs, 2 recliners,
a serving cart, and a gas BBQ. As you can see in the reflection on the windows
above, the view is spectacular.
There is plenty of room for everyone on the covered porch facing the lake. Part
of the porch is uncovered for sunbathing and enjoying the sun.

The designer of this beautiful lake house was an expert at taking
advantage of the lake. It has great lake views from the living room, dining area,
kitchen, family room and 3 bedrooms.
This is a quality, newer home that has been tastfully decorated.

Living Room
The spacious living room has a Dell wide screen, flat panel TV with cable
TV and DVD player. It also has a fireplace, leather sofa, love seat, and
chair. A beautiful lighted ocean scene in a niche above the fireplace adds to the
lake atmosphere. Large picture windows offer a spectacular view of the lake.
There is a half bath off the living room.
There are ceiling fans throughout the home.

Upstairs Family Room
The family room is upstairs between the bedrooms. It is a convenient
room for children and teenagers for their own private TV watching. A queen-sized
sleeper sofa provides a bed for 2 people. The TV has satellite TV and a DVD player. This
room also has a great view of the lake.
A sliding door leads to the covered balcony.
The Dining Area of the lake house
The spacious dining area has a glass table with 6 chairs and provides a
view of the lake in two directions.

The modern kitchen also has a view of the lake from two directions. The
center island will seat an additional 4 people on stools. The kitchen has everything
you need to prepare meals and snacks while on vacation. All pots and pans, dishes,
dinnerware, etc. are provided. All you need to bring are your food and drinks.
A utlilty room has a washer and dryer for your convenience.
Master Bedroom with a great view
The Master Bedroom has a king-sized bed, comfortable chair, night tables
with Tiffany style lamps, and a TV with satellite TV and DVD player. The picture
window and glass door provide a beautiful view of the lake. The door leads out to
the covered porch facing the lake.
Master Bath
The spacious Master Bath has a jacuzzi tub, shower, his and her sinks, and
a dressing area.
Second Bedroom
The Second Bedroom has a queen-sized bed, secretary desk, rocker, dresser,
chest of drawers and a TV with cable TV and DVD player. The view out to the lake is
spectacular.

The Third Bedroom is a colorful room with 2 twin beds. It has a TV
with cable TV and a DVD player. It also has a great lake view in two different
directions.

The Fourth Bedroom is a room that was cleverly created out of a very large
walk-in closet. It has a cute tropical fish decor with curtains and netting.
This is a perfect getaway for children and teens. They love this room! It has
a double bed.
An upstairs bathroom off the hallway has a tub/shower combination.
A half bath is off the living room downstairs.
