Yes, Granite Crossing Lake House No. 1 on Lake LBJ has it all....and even more!  It has a great waterfront location with 115 feet of waterfront on one of the prettiest areas of Lake LBJ.  You can enjoy the 115 ft. concrete patio at the waterfront, the extra large deck over looking the water, a second deck with a great lake view, and more.

What is the "even more?"  This location is about one mile below the dam for Inks Lake.  When the dam is generating and releasing water, the water flows past this location and temporarily raises the water level 6 to 18 inches, giving it the features of a flowing river for a short time.  It is ideal for floating down past the granite boulders in the water and for tubing and boarding.  Guests really love this special feature!

Note:  Caution needs to be taken with children when the water is running rapidly.  They need to be aware of the occasional, temporary fluctuating water levels.  Life jackets are furnished and are required while swimming in this area for children.

Waterfront Deck

The extra, large waterfront deck offers a view up and down the lake a great distance.  It is shaded by a large tree.  A picnic table can seat up to 6 people.  There are chairs for seating and a place to hang one hammock.  You will enjoy relaxing on this great deck with its outstanding view of the Lake LBJ.

Granite Crossing Lake House No. 1 is located on the popular Colorado Arm of Lake LBJ near Kingsland, Texas about 60 minutes northwest of Austin, 90 minutes north of San Antonio, 3 hours from Dallas/Ft. Worth and 4 hours west of Houston.

This delightful lake house is an attractive, newer home in excellent conditon which can sleep 6 to 12 people.  The home has 2 bedrooms plus a bonus room and 3 baths.  There is plenty of seating in the home with the futons and extra chairs.

The home was designed with enjoyment of the lake in mind and has been built to maximize the use of the lake.  The living room and bonus room have views of the lake.  You will really love this home!

The second deck has a great view of the lake also.  It has room for a couple of lounges and chairs.

 

  
Patio Area under the Lake House

The shaded patio area under the lake house is an extra bonus.  It has a lake view and offers plenty of room out of the sun and rain for barbequing, lounging in hammocks and dining in the shade.  The 12 ft. picnic table easily seats up to 12 people.

The barbeque grill can grill your "catch of the day."

Some guests like napping on the hammocks and some even like to spend the night in a hammock.  The hammocks can be strung between the poles in the patio area under the lake house and on the waterfront deck.

There is a bathroom with an attractive walk-in rock shower off the patio.   This bathroom can be used for showering after getting out of the lake.

The large concrete waterfront area has plenty of room for lounging, fishing, swimming and tying up boats and jet skis.

Hammocks

The lake house provides hammocks for your use..

Children's Playscape

The children's playscape has a slide, climbing area, and 3 swings which are strong enough for adults. 

The playscape is within view of the 2 decks. the living room, kitchen and dining room for keeping a watch on younger children.

The front, back and side yards are fenced in with a chain link fence for added safety.

Boat Launch Ramp

There are two boat launch ramps in the area, one is the community ramp in the photo above and another one is also available nearby.

Bring your boats and jet skis and tie them up at the dock at the lake house.  If you don't have a boat or jet skis, you can rent them locally.

Boat trailers and RVs can be parked at the owner's lot across the street from the lake house.

Living Room of the Lake House

The living room has a great view of the lake and the waterfront deck.   It has 2  full-sized futons that can sleep up to 4 people. It also has a recliner and TV with satellite TV.

Most of the futons in the lake house were custom made and are very comfortable.

Dining Area

The dining area between the kitchen and living room has a table that seats 6 people.  There are 8 chairs available for the dining table.

Kitchen of the Lake House

The modern kitchen has everything you need to make meals and snacks while you are vacationing at the lake.  It has a microwave, dishwasher, coffee pot, refrigerator and stove.  All dinnerware, glasses, etc. are furnished.  All you need to bring are your food and drinks.

A washer and dryer in a utility area off the kitchen are available for your use.

Master Bedroom

The master bedroom has a queen-sized futon bed and chair. 

The master bath has a shower.

Second Bedroom

The second bedroom has 2 futons and can sleep up to 4 people.  A flat screen TV with satellite TV and DVD player provides entertainment in this bedroom.

Bonus Room

The bonus room is off the living room and has a great view of the lake.  It has a futon that can sleep 2 people.

A second bathroom is in the hallway.  It has a shower.

A third bathroom is off the patio under the home.  It has a shower.

Things to Do in the Area:
