1. Can our family still use the
vacation rental for our own use?
Yes, you, your family and friends can use
the vacation rental any time you want. Just mark your reservations on the calendar
so we will know when the lodging is not available.
2. How will I know how many
reservations you are taking for my property?
Reservations will be shown on the calendar
as they are taken. You can see how many reservations there are any time you
want. You will also see the names of the people and how many nights they are staying
as well as other information.
3. How does the Availability
Calendar work?
The calendar is integrated into the
reservation engine and is very easy to use. We will help you learn it.
4. Do you have much experience
in the lodging business?
Our network of Texas Tourist Web Pages has
been bringing guests for vacation lodging since August, 1996. We have brought in
millions of dollars worth of rentals for vacation lodging owners over the past thirteen
years. Our web pages bring in well over a million dollars a year in rental income
for the owners. When you sign up with TVL you can get your share of this rental
income.
5. How do we get paid our share
of the lodging fees?
On the 10th day of the month we will mail
you a check for the previous month. This will include your share of the lodging fee,
cleaning fee, sales and hotel taxes and any other fees you have coming.
6. Who pays the Sales Tax and the
Hotel Tax to the Texas State Comptroller's office from the reservations?
You will need to keep the records of the
taxes we send to you and pay the Sales Tax and Hotel Tax to the Texas State Comptroller's
Office. Our monthly reports make this a breeze.
7. Do we need to sign a long
contract with you?
No, you do not sign a long contract with
us. You will sign an agreement with us that allows us to be your agent so that we
can take reservations for your vacation lodging, but you can cancel that agreement at any
time, for any reason. We do not feel that we need to lock our clients into long-term
contracts because the advertising and reservation service we are offering them is too
valuable for them to ever want to discontinue the agreement with us.
8. How do you know that you can
bring us a lot of guests?
Our network of web pages we use to bring
you guests has been bringing guests for vacation lodging for over 13 years and is probably
the most effective advertising network for vacation lodging in Texas. We don't know
of anyone who can bring you more guests than we can.
9. If you are handling the
advertising and taking the reservations, what is left for me to do?
The main thing that you will need to do is
to arrange for the cleaning of the vacation lodging so that it will be ready when the
guests arrive. You will need to see that the guests get the key so they can get into
the vacation lodging. Everything will need to be kept in good repair, and the lawn
well taken care of. You also need to have good insurance covering the home and the
guests against injury, etc. And, you will need to keep a record of the Sales Tax and
Hotel Tax and pay them to the State Comptroller's Office.
10. Can we rent extra things to
the guests, like boats, jet skis, ATVs, etc?
Yes, you can rent other things to the
guests. You may need to do that directly with the guests.
11. How do you make money on
this program?
Because of our large network of tourist
web pages in Texas, we will bring a lot more renters, and having an abundance of renters
allows us to charge higher nightly rental rates. Basically, the renters pay our
fees...or at least most of our fees.
12. Everything looks so good
with your program. What are the negatives?
If there are negatives, we don't know what
they are. We have designed a program that will bring a lot more guests for the
vacation lodging owners, and they will make a lot more money. The owners will have a
great advertising program at no cost, and they will have us as agents answering the phone
and booking reservations at no cost to them. If you think there are any negatives,
we would like to hear about them.
